How would you describe the Dynasty Park development?
Located in one of America's greatest college towns, this sports/leisure development will become a focal point of activity for the University of Alabama family and the Tuscaloosa community. The design features much more than simply a collection of buildings. The project will provide a gathering place for people from all walks of life and offer a fun, rewarding and hassle-free lifestyle with something for everyone to enjoy. The mixed-use project is expected to create a catalyst for revitalizing the area along the campus' western border, and enhance the overall service mission of the University of Alabama.
What features will be included in the project?
Dynasty Park will encompass a dynamic mix of complementary uses including a full-service hotel and restaurant. Hotel amenities include a magnificent atrium lobby with an eight-story "glass wall" offering views of Bryant-Denny Stadium and the University of Alabama campus, an outdoor swimming pool and sun deck, fitness center, meeting space, clubroom and an expansive observation deck. In addition to the hotel, Dynasty Park will feature exclusive upscale residences. The residence owners and guests will have their own outdoor pool, clubroom, fitness center, etc. The development will also include street-level shopping, dining and a spacious parking garage.
How did you arrive at the name Dynasty Park?
At the heart and soul of this great University is its storied football tradition. This splendid new development celebrates this tradition, and is named Dynasty Park as a tribute to the Crimson Tide's 12 national championships, 21 SEC championships and 55 bowl appearances.
Where is the project located?
The Dynasty Park project site is immediately adjacent to the west of Bryant-Denny Stadium. The site is currently occupied by the Stadium Apartments and the old Hillel House. The development parcel consists of approximately 2.2 acres and is bounded by Wallace Wade Avenue to the east, 8th Street to the south, and 12th Avenue to the west.
What is the vision for Dynasty Park?
The vision for Dynasty Park is to enhance one of the greatest traditions in the country, Alabama Football. We feel as though there is nothing currently in the area that is sufficient in terms of the level of quality or location that supports this tradition as it deserves.
When will it be delivered?
Once construction starts, it should take approximately 24 to 28 months depending on the final design and program.
Why are you waiting to start construction?
Now, more than ever, construction lenders are requiring a very high level of pre-sales before construction financing can be awarded. The reservation phase, which we are currently in, is the first step in the pre-sales phase.
What is the reservation phase and how does it work?
The reservation phase is our way to truly identify what our customers expect. A 100% refundable reservation in the amount of $5,000 will ensure you become a Founding Member of Dynasty Park. Founding Members will be asked to provide our designers with feedback that will be used to modify our preliminary program and have a voice as to what will ultimately be created.
Will there be custom units?
Think of it more as a custom program. For instance: If we receive feedback that 100% of our customers want an infinity pool that overlooks the Tuscaloosa sky line on the roof of the hotel, we will do all that we can to incorporate an infinity pool that overlooks the Tuscaloosa sky line on the roof of the hotel. If 90% of our customers tell us that they really need three-bedroom and three-bathroom units, our program will reflect the demand. By doing this, we can avoid the outrageous extra costs that are incurred in custom building which would have to be shared with the end-user. Our reservation process still allows us to gather feedback and dramatically increases the probability that we will design and deliver what the Founding Members want.
When will we know for sure what the prices are and what it will look like?
We intend to generate enough reservations and gather enough feedback that we can move to the next phase of design around the end of football season. Between then and the A Game, we will incorporate those changes into our design and have an unveiling party, hopefully on the weekend of the A Game. The unveiling party will make public the final design and price points and we should move to hard contract shortly after that.
How much am I going to have to put down?
Unless circumstances change between now and when we go to hard contract, we will be asking for a 30% down payment, which will include your previous reservation deposit of $5,000. This is more than we have typically asked for in the past, but this is the level of commitment the lenders need to finance a project of this scale.
What is the price range?
Condo-hotels will start at about $250,000 and condos will start at $350,000.
Will the condo-hotels have a kitchen?
Our preliminary design calls for kitchenettes in all condo-hotel units.
Is the University involved with the project?
They have been involved since the beginning. We won the Request for Proposal (RFP) that was issued to develop their land, which is how we originally became involved in the project. We have taken great steps to ensure that what we build will complement both the campus and the stadium. For example, the domes that top each of the buildings were suggested by the University. The color of brick is the exact same that is found on the UA campus.
Will it be noisy?
This was one of our big concerns early on. When we began to study the noise given off by use of the stadium, we quickly realized two things. One, it’s not very noisy outside the stadium during games. But to counter the noise just the same, we plan to construct noise-proof walls where it is appropriate throughout the buildings. Second, you most likely won’t be in your unit during home games; you will probably be across the street.
Don’t you think this is a bad time to try and sell a bunch of second homes?
We put a lot of resources behind making the decision to move forward this year. Up until about two months ago, we were going to keep Dynasty Park on the shelf for another year. However, about that time, our team saw things turning around and decided to move forward with the project. They are especially keen on the idea because not much is being built right now, which gives us a competitive advantage. The other key point is that you, our customer, can get financing. And as long as our customers can get financing, we are confident that the location and the project will sell itself.
